Portimão is the central-western Algarve's largest town and the only Algarve municipality with both significant tourism infrastructure (Praia da Rocha resort strip) AND a substantial working-population economy (the historic fishing port, regional hospital, marina). About 60,000 permanent residents, with an additional 100,000+ tourists during summer. Average asking prices reached approximately €2,920 per square metre in early 2026 — meaningfully cheaper than Lagos (€4,250) or central Albufeira (€3,640), at the cost of less expat-resort polish. Portimão works for two buyer profiles: (1) value-conscious lifestyle buyers who want Algarve coast and year-round services at meaningfully lower prices than Lagos or Quinta do Lago, and (2) investment buyers targeting Praia da Rocha apartments with strong tourism-rental yields. The trade-off versus Lagos is less walkable urban polish (Portimão centre has a more industrial-port character), less established English-speaking professional services scene, but a meaningfully bigger town with stronger year-round services.
