How verification works
Every agent, broker and lawyer we connect you with has their licence confirmed against the live public register — AMI (IMPIC) for agents, Banco de Portugal for brokers, Ordem dos Advogados for lawyers. We do this before you ever take the call.
Three Portuguese licensing regimes you can't easily check, transaction documents in Portuguese, post-NHR tax rules most articles still get wrong. We verify the professional handles cross-border buyers — not just locals.
We're paid by the professional only when they win business — never by you, never up-front, never on a retainer. That's why we can verify them honestly: we have no incentive to send you to anyone we couldn't.
Most buyers need an agent, a mortgage broker and a lawyer working in parallel. Submit one request and we line up a verified professional in each pillar — coordinated, not three disconnected referrals.
From the founder
When I bought property in Portugal as a foreigner, I hit every hurdle: a NIF I didn't have yet, lawyers who didn't return calls in English, banks quoting one rate by email and another in person, and IMT bills nobody warned me about.
I built ExpatPropertyHub to be the partner I wish I'd had — independent, free for buyers, and accountable to you, not to the bank or the agent.
Three professional types we verify
An agent finds the home, a broker funds it, a lawyer protects you on the contract. Each has its own Portuguese licence — and we check all three against the public register before any introduction.
