What is IMT?

IMT (Municipal Tax on Onerous Property Transfers) is a tax paid when purchasing property in Portugal. The rate varies according to the value, location, and purpose of the property. It is paid before the deed.

IMT Jovem - Exemptions for young buyers

Since 2024, buyers up to 35 years old can benefit from full IMT exemption on properties up to €330,539 (Continental) for primary residence. For higher values, partial exemption applies up to €660,982.

What is IMI?

IMI (Municipal Property Tax) is an annual tax paid by all property owners in Portugal. The rate ranges from 0.3% to 0.45% of the property's taxable value for urban properties, and up to 0.8% for rural properties. Unlike IMT, which is paid only once at purchase, IMI is an annual recurring tax.

Stamp Duty on Property Purchase

Stamp Duty on property purchases is charged at a fixed rate of 0.8% on the deed value or the taxable property value (whichever is higher). It is paid together with IMT, before the deed. For mortgage loans, there is also Stamp Duty charged on the loan amount.

Understanding how property taxes work in Portugal is essential for buying a home in a more conscious and informed way, and our IMT simulator allows you to see exactly how much you will spend in the process.

You can use ExpatPropertyHub's IMT and Stamp Duty simulator to determine the conditions of your IMT, Stamp Duty, and Young Buyer IMT. But what do these taxes consist of, and how does our calculator work? Find all the answers below!

What is IMT?

The Municipal Tax on Onerous Property Transfers, or IMT, is a tax applied whenever a property is acquired in Portugal.

IMT costs between 2% and 8% of the value of the acquired property, with one exception: if the property costs €106,346 or less, the owner is exempt from paying IMT (provided the property qualifies as their primary residence).

This tax may vary slightly if the acquired property is located in Madeira or the Azores. In addition to the legal exemptions that allow citizens up to 35 years old to be exempt from paying IMT and Stamp Duty (see the paragraph on Young Buyer IMT below).

What is an IMT Calculator?

The IMT Simulator or Calculator is a free online tool provided by ExpatPropertyHub that allows you to know exactly how much you will spend when buying a house in Portugal. In addition to IMT, our tool can also be used as a Stamp Duty simulator.

How does the IMT and Stamp Duty Calculator work?

ExpatPropertyHub's IMT Simulator works very simply: you just need to enter some basic information about your property (value, type, and location) to get an exact calculation of all the taxes you will have to pay.

How can I calculate IMT?

To complete the IMT calculation, consider the following:

  • What is the value of the acquired property?
  • Is the property a primary residence, secondary residence, or commercial investment?
  • Is the property inside or outside mainland Portugal?

By answering these three questions, you have everything you need to know to determine exactly how much IMT you will pay. Alternatively, use our simulator for faster and more accurate results.

Young Buyer IMT: how does it work?

Are you up to 35 years old? In that case, you may be exempt from paying IMT and Stamp Duty in Portugal as long as the acquired property is not valued at more than €330,539 (full exemption), or €660,982 (partial exemption).

Young Buyer IMT is a scheme launched by the Portuguese Government in 2024 that allows you to save between 2% to 8% on IMT and 0.8% on Stamp Duty.

IMI and Stamp Duty: the other property taxes in Portugal

In addition to IMT, homeowners in Portugal also need to pay two additional taxes: the Municipal Property Tax, or IMI, and Stamp Duty.

IMI is a municipal tax that all homeowners in Portugal must pay annually. It costs 0.8% for commercial properties and 0.3% to 0.45% for residential properties (the exact cost is determined by each municipality).

Stamp Duty applies to various legal documents, including the property acquisition contract. It must be paid at the same time as IMT and costs 0.8%.
