Albufeira is the Algarve's tourism capital — 44,000 permanent residents balloon to ~300,000 during peak summer. For property buyers it's a different proposition than Lagos: more apartment-blocks than villas, dramatically higher tourism intensity, but consistently higher short-term-rental yields. Average asking prices reached approximately €3,640 per square metre in early 2026, sitting between Faro and Lagos. Albufeira works well for two specific buyer profiles: (1) pure investment buyers looking for short-term rental yield, where the year-round tourism demand (golf in winter, beach in summer) supports 5-8% gross yields on properties with existing AL licences, and (2) cost-conscious lifestyle buyers who want central Algarve climate and proximity to Faro Airport (45 min) at a lower entry price than Lagos. The trade-off is summer intensity — central Albufeira in July-August is genuinely overwhelming, and many residents leave town during peak.
