Loulé is the Algarve's most paradoxical municipality — physically the second-largest area in the region (764 km²) but functionally split between three completely different markets: (1) the central historic-town Loulé with traditional Portuguese character and lower prices, (2) the planned premium resorts Vilamoura, Vale do Lobo and Quinta do Lago (the Algarve's most exclusive postcodes), and (3) the coastal-mass-tourism town Quarteira. Average asking prices municipality-wide are €3,450/m², but this average hides enormous spread — central Loulé €2,300/m², Vilamoura €4,200/m², Vale do Lobo and Quinta do Lago €6,500-€12,000/m². Loulé municipality contains the Algarve's two most famous gated resort communities, Vale do Lobo and Quinta do Lago — together known as the 'Golden Triangle' with neighbouring Vilamoura. These are the Algarve's price-equivalent of Cascais or Monaco-light: ultra-premium villas, championship golf courses, marina access, and a different buyer demographic (HNW, often Golden Visa-route investors, multi-nationality).
