Vila do Conde is a historic coastal town at the mouth of the Ave river, about 27km north of Porto on the Norte region's Atlantic coast. The municipality has around 79,000 residents and combines a genuinely old town centre — a 16th-century aqueduct, the Santa Clara monastery, a long shipbuilding tradition still visible at the Nau quayside — with sandy Atlantic beaches and a string of coastal parishes. Average asking prices reached approximately €2,950 per square metre in early 2026, reflecting both the town's own appeal and its position inside the wider Porto metropolitan housing market. Vila do Conde works for expat buyers who want a real working Portuguese town, beach access, and Porto within easy reach — without paying central-Porto prices and without the resort-town artificiality of parts of the Algarve. It is connected to Porto by the metro (Linha B), so a car-free or car-light lifestyle is genuinely possible. The town has authentic character: a fishing and maritime heritage, lace-making tradition, a popular summer beach scene, and a calmer year-round rhythm than the city. The climate is Atlantic-northern — mild but wetter and cooler than the south, with real winters of rain and grey. The expat community is modest and not concentrated; this is a town where you live among Portuguese neighbours rather than in a foreign enclave.
