Figueira da Foz is an Atlantic beach city at the mouth of the Mondego river, in the Coimbra district, with around 61,000 residents across the municipality (INE Censos 2021). It is one of central Portugal's classic seaside resorts — famous for an exceptionally wide beach, a casino, a long promenade and a summer surge of Portuguese holidaymakers — but it is also a working city with a port, industry and year-round life. Average asking prices reached approximately €2,280 per square metre in early 2026, offering genuine beachfront-city living at well below Algarve or Lisbon-coast prices. For expat buyers, Figueira da Foz is the value coastal city: a real seafront town with full services, about 45km west of Coimbra and its university and hospitals. The central parishes and the seafront are urban, with a strong stock of apartment buildings facing the beach. Buarcos, just north, is the older fishing-quarter side of the bay, more characterful and walkable. São Pedro and Tavarede are residential hillside parishes; Quiaios and Lavos sit out toward pine forest and quieter beaches; Gala is across the river to the south. Figueira da Foz suits buyers who want to live by the Atlantic in a proper city, with affordability and central-Portugal connections, rather than in an international resort enclave.
