Nazaré is one of Portugal's most internationally recognised coastal towns — a traditional Atlantic fishing community of roughly 15,000 residents (Censos 2021) in the wider municipality, about 123km north of Lisbon in the Leiria district. For most of its history it was known for its long sandy beach, its black-skirted fishing widows and the funicular climbing to the clifftop Sítio quarter. Since the 2010s it has become world-famous for something else entirely: the giant winter waves at Praia do Norte, where surfers ride some of the largest waves ever recorded, drawing global media every season. That fame has reshaped the town. Nazaré now has a genuinely international visitor profile, a year-round surf-tourism economy and, increasingly, foreign buyers — British, French, Dutch, American and others — drawn by the dramatic setting and the relative affordability compared with the Algarve or the Lisbon coast. Average asking prices reached approximately €3,100 per square metre in early 2026, with a strong premium on anything with an ocean view. Nazaré is geographically distinctive. The town has three parts: the Praia (the main lower town along the seafront), the Sítio (the old clifftop quarter reached by the historic funicular, overlooking the big-wave break), and Pederneira (a quieter historic upper quarter inland). Beyond the town, parishes such as Valado dos Frades and Famalicão are more rural and far cheaper. Nazaré suits buyers who want a real, lived-in Portuguese coastal town with a strong identity — not a manufactured resort — and who are comfortable with an economy that still rises and falls with tourism and the surf season.
