Alcácer do Sal is one of Portugal's most geographically split municipalities. The historic town of Alcácer sits inland on the right bank of the Sado river, about 100km south of Lisbon — a hilltop Moorish castle (now a Pousada), white-washed streets, rice paddies and pine forest, with roughly 11,800 permanent residents across the entire municipality. The coastal parish of Comporta, on the Atlantic about 18km west of the town, is a completely different market: globally recognised luxury and lifestyle, designer-architect villas, beach clubs and a celebrity-driven buyer profile. The municipality-wide blended median asking price reached approximately €4,000 per square metre in early 2026, but that headline number is misleading. It is heavily skewed upward by the coastal Comporta premium and tells you almost nothing about what you'd actually pay in inland Alcácer town or rural Torrão. Foreign-buyer interest concentrates overwhelmingly on the Comporta strip, with a much quieter, more locally-driven market in the historic town itself. One integrity point matters from the start: the broader 'Comporta lifestyle' coastline straddles two municipalities. Comporta village and Pego beach are in Alcácer do Sal. Carvalhal and Melides, immediately to the south, are in the neighbouring Grândola municipality. Brokers and listings often blur this line. The two municipalities have different PDM zoning, different tax-administration realities and different inventory pipelines — so the distinction matters before you sign anything.
