Oeiras is a compact, affluent municipality on the Atlantic coast immediately west of Lisbon — about 172,000 residents packed into just 46 km², making it one of the most densely populated and consistently expensive municipalities in Portugal. It sits between the capital and Cascais, roughly 15 km from central Lisbon, with the coastline running along its southern edge. Average asking prices reached approximately €4,500 per square metre in early 2026: below Cascais and central Lisbon, but well above the wider Greater Lisbon average. For foreign buyers, Oeiras is the practical middle ground — coastal, well-connected and high-quality, without the top-tier price of Cascais or the density of the Lisbon core. What defines Oeiras is location and infrastructure. The Cascais railway line runs along the coast through Algés, Paço de Arcos, Oeiras and Carcavelos, putting much of the municipality within 15-25 minutes of central Lisbon by train. The municipality is also one of Portugal's most important employment hubs: the Lagoas Park and Taguspark business parks host technology, pharmaceutical and corporate headquarters, and Oeiras has a strong concentration of science and research institutions. It is well-organised, green and family-oriented, with riverside promenades, beaches at Carcavelos and Paço de Arcos, and a notable cluster of international schools. Buyers come to Oeiras for a clean, high-functioning coastal suburb that still genuinely commutes to Lisbon.
