Câmara de Lobos is the Madeiran fishing-village municipality immediately west of Funchal — about 35,700 permanent residents on roughly 52 km² of dramatically vertical south-coast terrain, around 9 km (15 minutes by car) from the regional capital. Average asking prices reached approximately €2,500 per square metre across the municipality in early 2026, sitting noticeably below central Funchal while sharing the same airport, hospital, and services hub. The expat community is smaller and quieter than in Funchal proper — UK, French and German buyers predominate, often retirees and lifestyle migrants drawn by Madeira's mild oceanic climate (typically 18-24°C year-round). Câmara de Lobos works for expat buyers who want Madeira's climate and Atlantic-island setting without paying Funchal city-centre prices, and who prefer authentic Madeiran daily life to a tourist-dominated environment. The harbour-front town is the working fishing port that Winston Churchill famously painted during his 1950 visit. Inland and upland parishes change the picture entirely: Estreito de Câmara de Lobos is historic Madeira-wine country with terraced vineyards climbing the cliffs; Jardim da Serra (altitude village) is known for its cherry blossom and cooler-climate setting; Curral das Freiras sits in a hidden volcanic amphitheatre and feels like another world from the coast. The municipality is also one of the most densely populated on the island, so the practical "available housing" picture is tighter than the area-on-paper suggests.
