About ExpatPropertyHub
Is it really free for the buyer?
Yes, always. The agents, brokers and lawyers we introduce you to pay us only when a lead converts. The buyer never pays ExpatPropertyHub a commission.
How do you make money?
We earn a referral fee from the professional when a lead we send them converts. Our incentive is aligned with the buyer's — we only earn if the connection works out.
Are you a real estate agency?
No. We don't sell property or represent sellers. We're an independent marketplace that connects foreign buyers to vetted professionals — agents, mortgage brokers and lawyers.
Why trust ExpatPropertyHub over Idealista or Portugal Homes?
Idealista is a listings site — no verification, no advisory. Portugal Homes is a single agency, self-interested. We're independent and we verify every professional's licence before we connect you with them.

Vetting professionals
How do you vet real estate agents?
We verify the AMI licence against the IMPIC public register and require demonstrable English fluency at transaction level.
What about mortgage brokers and lawyers?
Brokers: Banco de Portugal authorisation as a registered credit intermediary. Lawyers: registration verified with the Ordem dos Advogados (Portuguese Bar).
How do I get connected with a professional?
Mortgage runs through a vetted partner broker with national coverage. For real-estate agents and lawyers, you submit a request and we connect you with a licence-verified professional for your area — free for buyers.

Buying property in Portugal
Can foreigners buy property in Portugal?
Yes, with no nationality restrictions. You don't need to be a resident or hold a visa to buy. You will need a NIF (Portuguese tax number), which any non-resident can obtain.
How much does buying cost beyond the price?
Roughly 7-8% in acquisition costs: IMT (transfer tax), stamp duty, notary and registration, and legal fees. Use our free IMT calculator for the exact figure.
Does buying property grant residency or the Golden Visa?
No. The Golden Visa real-estate route was removed in October 2023. For residency, the usual routes are the D7 visa (passive income) or D8 visa (remote work).
